Before You Call Anyone

Look around first. Ask me when you are ready.

You do not have to talk to anyone to get started here. Read how buying and selling actually work, see what the market is doing, and look at what is for sale. When you hit something you want a straight answer on, I am a call or a text away.

Market Intelligence

Strategy matters more right now than it ever has

The market isn't one thing right now. Different price points, property types, and locations are all behaving differently, and if you treat them the same, you end up giving people the wrong advice. There are still homes moving fast. There are also homes sitting and cutting price. Which side you land on comes down to strategy, not luck.

What I Watch Closely

  • Days on market, and how often homes come back after going under contract
  • Price reduction frequency, where sellers are misaligned with buyers
  • Buyer behavior around interest rates, not just the rate, but how people respond to it
  • Active inventory versus demand, the balance that shifts everything
  • How all of these signals move together, because one metric alone tells you very little
For Buyers

More room to think and negotiate. Higher rates mean the payment math matters more. Run the numbers before you run toward a property.

For Sellers

Homes are still selling when they're priced right and show well. But it's not automatic anymore. You need a plan built around where the market actually is.

Common Questions

Straight Answers to the Questions People Actually Ask

Honestly, your situation matters more than the market. What can you afford, how long are you staying, what are you trying to get out of it. Once we talk through that, the timing question usually gets a lot easier to answer.

No. A lot of loans go much lower than that. Conventional can be as low as 3 percent, FHA around 3.5 percent, and VA and USDA can be zero down if you qualify. Twenty percent mostly matters if you want to skip mortgage insurance. Talk to a lender, get your real number, and then we can figure out what makes sense.

Look at the monthly payment, not the price tag. Principal, interest, taxes, and insurance all count. The lender will give you a max number, but what you qualify for and what you are comfortable paying every month are two different things. I would rather you be comfortable.

Pricing too high and expecting it to go fast. There are a lot of houses on the market and they are sitting longer. A house priced right gets real attention early. A house priced high sits, and then buyers start wondering what is wrong with it.

In Michigan, taxable value is capped while someone owns a home, then it resets when the home sells. So your tax bill can be a lot higher than what the current owner pays on the same house. It is just how Michigan works, and it is better to know before you buy than after.

I am laid-back and I answer fast, usually within the hour. I have the team at Legacy behind me, so if I do not know something, I find out. And I will never push you into something that is not right for you.

Houses, multi-family, and commercial. I want to do a lot more commercial and local business work, so if you own a business or are looking for a space, I want to hear from you. Most of what I do is in Muskegon and the counties around it.

About Brett

Brett McLaughlin
REALTOR® · Legacy Real Estate Partners

Before I got my license, I worked in a real estate office doing marketing for Legacy. That put me close to a lot of deals and showed me how the business really works. At some point it made sense to stop watching and start doing it myself.

I am new as an agent, and I am not going to pretend otherwise. What I do bring is a team behind me with a lot of years of knowledge, and a habit of solving problems instead of walking around them. If something comes up in your deal, I will figure it out.

People are usually surprised by how laid-back I am. I keep things simple and explain them in plain English, so you always know what is going on. Outside of work, I like building things with my hands, and I almost always have music playing.
